Town Centre Parking has, in recent years, handled the majority of large letting transactions and has established itself as the UK’s leading car park letting agency.

The foundation of our agency work is financial analysis. For both existing and new-build car parks, we undertake detailed revenue analysis and medium-term forecasting. Armed with this information, we can negotiate from a position of knowledge; thereby enabling us to maximise our clients’ returns.

Our focus is not on value alone. We ensure that leases are structured to maximise capital value, whilst providing landlords with the control.

Investment and Funding

Town Centre Parking combines specialist knowledge with expertise in the wider investment market to fully exploit opportunities for both buyers and sellers.

Investors’ focus on the quality of the income generated by a car park, rathe than just the covenant strength of the tenant, requires a deep understanding of the fundamental characteristics of any given location and car park. Again, financial analysis forms the basis for our involvement in this burgeoning market, with our detailed understanding of a car park’s inherent revenue potential enabling us to fully appraise the security and growth potential of the income stream and, by extension, the value of the investment.

REPURPOSE

Town Centre Parking has partnered with Jones Lang Lasalle to leverage their sector-specific knowledge and JLL’s multi-sector expertise to provide innovative strategies that unlock alternative use values and enhance liquidity.

Car parks are a ubiquitous land use and typically have large footprints that, combined with their increasing obsolescence, means they offer large tracts of developable land that has the potential to financially support meaningful change that benefits the climate, air quality, access, amenity, economic sustainability etc.

The partners’ approach will leverage market leading data and intelligence capabilities and deploy JLL’s Resilient Places Tool, an unbiased, sector agnostic, data & science led tool. They will use TCPL’s and JLL’s breadth of cross sector data, visualised through our interactive mapping technology, to provide an objective and impartial approach to asset repositioning. This science-led approach is then combined with property and market expertise to provide value enhancing advise for single assets or portfolio.
