ADVISORY/AGENCY

Development advisory, agency and asset management on 1,500 space car park serving £1bn mixed scheme

TCPL was appointed by Nuveen (then Henderson) at the start of the site assembly process and has been providing development advisory and agency services throughout the development of the £1bn/1m sq. ft. mixed scheme and 1,500 space car park.

Our role has included the following:

  • Local and national market analysis

  • Development of business model for scheme parking

  • Revenue forecasting, through pre-construction phase, taking account of changing economic conditions, including GFC, construction of the tram, covid

  • Design advisory, working with architects and other professionals to ensure car park is fit for purpose and will deliver required service levels financial performance

  • Operational advisory, to achieve difficult balance between customer service and financial performance/value

  • Appointment of operator, on hybrid contract that gives Nuveen operational control in the early years and a put option to convert to a lease in the future

On practical completion of the car park TCPL will provide asset management services, analysing performance and providing insight to ensure financial performance and service levels are optimised.
